These Terms of Use ("Terms") govern your access to and use of the website transacted.sg and its tools and services (together, the "Service"), operated by Gold Knight International Pte Ltd (UEN 200301512M) ("Transacted.sg", "we", "us", "our"). By accessing or using the Service you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Service.
You must be at least 18 years old and able to enter into a binding contract under Singapore law to use the Service. By using it, you confirm that you meet these requirements.

We are not a licensed estate agent. We do not carry out "estate agency work" as defined under the Estate Agents Act 2010, and we are not a party to any property transaction. We are an information and technology service that, where you consent, introduces you to a CEA-registered agent. Any agency relationship, negotiation or transaction is solely between you and that agent.
All estimates, valuations, signals, scores, rankings and other outputs of the Service are for general information only. They are generated from historical, publicly available data and automated calculations, and they are not a professional valuation and not financial, investment, legal, tax or real-estate advice.
You should not rely on the Service as the sole basis for any decision to buy, sell, rent, price, finance or invest in property. Always obtain independent advice from a qualified professional (such as a licensed valuer, financial adviser, lawyer or CEA-registered agent) before acting. We are not your adviser and owe you no advisory or fiduciary duty.
The Service is built on data published by or derived from official Singapore sources, including the Housing & Development Board (HDB), the Urban Redevelopment Authority (URA), the Council for Estate Agencies (CEA) and Singapore Government open data, used under the Singapore Open Data Licence and the data providers' applicable terms.
This data is provided to you "as is". It may contain errors, omissions, time lags or reporting gaps in the original sources, and our processing and estimates may be incomplete or inaccurate. We do not warrant the accuracy, completeness, timeliness or fitness for any purpose of any data or output, and you use it at your own risk.
Some features require a free account. You agree to provide accurate information, to keep your login credentials confidential, and to be responsible for activity under your account. Tell us promptly of any unauthorised use. We may suspend or terminate accounts that breach these Terms.

The leaderboard and agent profiles are compiled from public official records and presented on a merit basis only. Rankings reflect recorded transaction activity and are never paid for or sold; an Agent Pro subscription does not buy, raise or alter a ranking. Listing of an agent is not an endorsement, recommendation or guarantee of that agent's services or performance. Agents may claim and enhance their own profile, and may request corrections, as described in our Privacy Policy.
Some tools let you ask to be connected with a property agent. We will pass your contact details to an agent only if you submit them and tick the consent box. Where you do:
We are not responsible for the conduct, advice, fees or services of any agent you are introduced to. Any engagement is a separate matter strictly between you and the agent.
Agent Pro is a paid subscription for property agents, billed at S$97 per month (or such price as we publish from time to time) through our payment provider, Stripe.
The Service — including its design, text, tools, software, branding and the name "Transacted.sg" — is owned by or licensed to Gold Knight International Pte Ltd and is protected by law. You may use the Service for your personal or internal business use in accordance with these Terms, but you may not copy, reproduce, distribute or exploit it otherwise without our permission. Underlying government data remains subject to its own licences and the Singapore Open Data Licence.
The Service relies on, and may link to, third-party services (such as our hosting, database, payment and email providers, and external websites). We are not responsible for the content, policies or practices of third parties, and your use of their services may be subject to their own terms.
The Service is provided "as is" and "as available", without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, secure, or that any output is accurate or reliable.

Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for fraud or for death or personal injury caused by negligence.
You agree to indemnify and hold harmless Gold Knight International Pte Ltd and its officers and personnel from any claims, losses, liabilities and reasonable expenses arising out of your breach of these Terms, your misuse of the Service, or your unlawful use of any data or personal data accessed through it.
We may suspend, restrict or terminate your access to the Service (or any part of it) at any time, including for breach of these Terms or to protect the Service or other users. You may stop using the Service at any time and close your account. Provisions that by their nature should survive termination (including sections 3, 4, 10, 12, 13 and 14) will continue to apply.
We may modify, suspend or discontinue any part of the Service, and we may update these Terms from time to time. The "Last updated" date above shows the latest revision. Material changes will be notified through the website or by email where appropriate. Your continued use of the Service after a change takes effect means you accept the revised Terms.
These Terms are governed by and construed in accordance with the laws of Singapore. You agree to submit to the exclusive jurisdiction of the courts of Singapore in respect of any dispute arising out of or in connection with these Terms or the Service.
If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force. Our failure to enforce any right is not a waiver of it. You may not transfer your rights under these Terms without our consent; we may transfer ours in connection with a reorganisation or sale of our business. These Terms, together with the Privacy Policy, form the entire agreement between you and us regarding the Service.
